Waseem Malleye has been an investment and asset management professional since 2003, with expertise across every real estate asset class and market and risk/reward profile.
Waseem has established a significant and proven track record of driving positive asset performance, based on his skills in analytical and financial modeling combined with capabilities in corporate finance and strategic development and implementation. The aggregate value of the
real estate investments in which he’s had a management hand is in excess of $5 billion (U.S.).
In addition to his asset management capabilities, Waseem has proven skills as a strong team leader. His ability to network and build relationships has enhanced collaborations and working relationships across departments and also with property and facility managers with the real
estate assets in the portfolios he manages.
Currently, the Canadian native is Vice President of International Real Estate for SEDCO Capital. SEDCO, headquartered in Jeddah, KSA, and office in London UK is the investment arm of the Saudi Economic and Development Holding Co.
His responsibilities at SEDCO are to originate, evaluate and execute U.S commercial real estate related investments for the company. In addition to underwriting public and private market investment opportunities in every format and risk profile, he is responsible for all asset management and reporting functions. He is also responsible for developing SEDCO’s U.S. investment strategy and seeing it through. Additionally, Waseem is responsible for the management and training of analysts and associates, and coordinating SEDCO’s internal tax, legal and treasury teams and outside advisors.
Prior to joining SEDCO, Waseem Malleye was Director of Asset Management for Integrated Asset Management Group in Toronto. In addition to asset management and reporting. He also was responsible for developing long-term strategies, along with fund-level and project budgeting.
He also served as director of retail asset management for Triovest Realty Advisors, with sole responsibility for managing the real estate portfolio of the Canada Pension Plan Investment Boards (CPPIB). The portfolio consisted of enclosed malls, power centers and grocery-anchored centers. At the company, Waseem identified ways to improve the portfolio’s performance, develop and implement the strategy to do so, and ensure that financial returns were optimized. When his work resulted in higher than expected return expectations, he was charged with divesting the entire portfolio, successfully achieved for $2.1 billion (U.S.).
Waseem Malleye earned his career start with RioCan Real Estate Investment Trust in 2003, the largest REIT in Canada. Working his way up from analyst to director of asset management, he demonstrated how his expertise in statistical and data analysis could play a role in maximizing
investment returns.
As director, Waseem managed every facet of a portfolio of 77 properties with a $3.2 billion value, including acquisitions, leasing, operations, construction and development. By modeling their performance, devising strategies to improve it and carrying the strategies through, he aimed to create the highest possible returns in these investments. He achieved an organic average annual increases in net operating income of 2.1 percent on the portfolio overall.

Toronto.
